There’s a lot to look at inside Palau Bennazar, a nearly century-old residence in the heart of Palma’s Old Town. The house was designed nearly 100 years ago by one of Mallorca’s best-known architects, and after a major restoration, it’s now making its first appearance on the market.
The four-story home was designed in 1929 by Mallorcan architect Gaspar Bennàssar Moner, who helped shape modern Palma during more than three decades as the city’s municipal architect, and sits on Plaça del Mercat, one of the historic center’s main squares. It spans about 9,500 square feet across four floors, with five bedrooms and six bathrooms, and is asking 14.9 million euros, or about $17 million, with Alby Euesden of the Agency Mallorca.

The restoration was a balancing act between keeping the old house intact and making it work as a modern home. Original stonework, timber galleries, handcrafted ironwork, and other period details were preserved, while the structure was reinforced with steel and the interiors were updated.
Then there’s the roof. The swimming pool has a glass floor, so when you’re standing in the water, you’re essentially looking down into the double-height hall below. Sunlight and reflections from the pool filter through the glass and into the house.

The rooftop has plenty of room beyond the pool, too, with sun and lounge terraces, a gas fireplace, and a summer kitchen tucked beneath a retractable pergola. From up there, there are wide views over the rooftops of Palma’s Old Town.
Inside, the house has a mix of formal reception rooms and more relaxed spaces, along with a custom kitchen and dining area and a main bedroom suite. There’s also a wellness studio with a sauna, a private garage, and an elevator that runs between the floors. A separate guest apartment has its own kitchenette and en-suite bathroom.

The listing comes at a time when Mallorca’s high-end housing market is still attracting international buyers. Knight Frank’s latest report says prime home prices on the island rose about 3 percent over the past year and are expected to keep growing at a similar rate. The report also notes strong demand for renovated, move-in-ready fincas, while the southwest remains the island’s most expensive corner, with sea-view villas topping $17 million.
